TOWNGATE MASTER PLANNED COMMUNITY, Moreno Valley, CA - Managed the development of a 600 acre community consisting of 2,400 residential units and 2.5 million SF of commercial space. This included multiple updates to the existing specific plan to change land uses, negotiating two five-year extensions to the development agreement, sale of land to residential and anchor tenant use, entitlement approvals for individual projects and community outreach. Assisted in entitling three apartment complexes totaling 1,200 units, specific plan amendment to allow 67 alley loaded homes on a civic use site and currently preparing an amendment to the specific plan to allow senior housing and hotel uses on a office site.
OAKBROOK VILLAGE, Laguna Hills, CA - Managing the redevelopment of an existing 200,000 SF shoping center and converting a portion of the project into a two phase mixed use project with 264 residential units and 17,000 SF of retail and a 2nd phase of additional units.
ARROWCREEK TOWN CENTER, Reno, NV - Assisting in the entitlements for a 200,000 SF neighborhood retail center and 250 multi-family residential units within a new master planned community of 280 homes.
TOWNGATE HIGHLANDS, Moreno Valley, CA - Created master plan for 200,000 SF retail center and 300 residential units. Coordinated change in general plan designation and zoning on the site.
TownGate Crossing, Moreno Valley, CA - Developed 200,000 SF retail center with Lowe's, Sports Authority, Circuit City, Panera Bread, Buffalo Wild Wings and Starbucks.
TownGate Square, Moreno Valley, CA - Developed 150,000 SF Winco anchored retail center.
TownGate Promenade, Moreno Valley, CA - Developed 250,00 SF Costco anchored retail center, Hampton Inn and Ayres Hotel
TownGate Center, Moreno Valley, CA - Redeveloped a 400,000 SF 25 year shopping center including bringing new anchor tenants into the center and managing a redevelopment of the exterior of the project
TownGate Plaza, Moreno Valley, CA - Increased value by adding three additional restaurant/shop pads in an existing 50,000 SF shopping center
Avenue of the Pennisula, Rolling Hills Estates, CA - Assisted in repositioning the center including renovation of the exterior design, addition of a health club and creating new ADA access
Broadway Building, Laguna Beach, CA - redeveloped a 50 year old building into Laguna Drug and Union Bank.
Via Lido Plaza, Newport Beach, CA - created redevelopment scenarios for the redevelopment of a 100,000 SF shoping center. Renovation of the historic Lido Theater into a first run movie theater.
San Jose MarketCenter, San Jose, CA - Feasibility analysis, design and entitlement of an in-fill urban 400,000 SF Target anchored power center on an old rail yard adjacent to downtown San Jose. Coordinated general plan amendment, development plan, EIR and all entitlement for this project on a contaminated site, including design of a four acre public park and significant road improvements as well as a new crossing of an active rail line.
